5 Common Mistakes That New Homeowners Make

Are you getting ready to purchase your first home? This can be exciting but grueling and challenging at time. Not to mention the fear that comes along with it. Renting a place is much different, you have less responsibility and worries but when you purchase a home, many things come into factor. For most people it may seem easy, they find a house that they love at a reasonable price but it is not that simple. Many of those people make common mistakes that hurt them in the long run. This article provides you with some of the common tips that most first time home buyers make when purchasing a home.

1. Not Knowing What You Can Afford

One of the first things that you need to know is how much can you afford. If you are a first time home buyer in your early 30’s, maybe save your money for future investing because this is your first home but it will certainly not be your last. We suggest that you keep track of your monthly expenses and plan for any upcoming expenditures that may arise such as homeowners insurance, realtor fees, and loan payments. Keeping track of your current expenses is the key to figuring out how much you can afford.

2. Skipping Mortgage Qualification

Another big mistake that first time home buyers tend to make is to skip their mortgage qualification. Make sure to get pre-approved for a loan before placing an offer on the house of your dreams. This is especially true if you have little to no credit or an unstable income.

3. Not Considering  Further Expenses

Upon being a homeowner, you will encounter expenses on top of your monthly mortgage payments. Unlike renting, you’ll be now responsible for paying property taxes, home insurance and making any repairs the house needs.

4. Neglecting to Inspect

Before going into Escrow and close on the sale, you have to know what kind of shape the house is in. Just like buying a used car, you must give it a thorough inspection in order to know the car is fully functioning. This will allow you to avoid unexpected repairs that cause headaches to say the least.

5. Not Choosing to Hire an Agent or Using the Seller’s Agent

Walking into an open house without a qualifies real estate agent is one of the worst mistakes on can make. Real Estate Agents are held responsible to act on both the seller’ and buyers’ best interest so we suggest that you contract an agent of your own so that you two build a mutual relationship that is long lasting.

Once you’re seriously shopping for a home, don’t walk into an open house without having an agent (or at least being prepared to throw out a name of someone you’re supposedly working with). Agents are held to the ethical rule that they must act in both the seller and the buyer parties’ best interests, but you can see how that might not work in your best interest if you start dealing with a seller’s agent before contacting one of your own.

41st SLO Annual Holiday Parade

This upcoming December 2nd, 2016 San Luis Obispo, California will be holding their Downtown SLO Holiday Parade in the heart of the city. Every year this parade never seems to fail. The event begins at 7pm but we recommend to show up a bit before then since the entire community usually attends this magnificent event. If you are in the area during this time, this is a must go to event.

This will be the 41st Annual Holiday Parade and it’s one of the largest events on the Central Coast that attracts thousands of viewers. The parade features over 80 decorative floats, vehicles, marching bands, dancers and much, much more!  The theme for this year is “Dashing Through the SLO.” Come enjoy some family time by bringing the kids or a significant other. Can’t wait to see you there!

Stop And Just Reflect

Every now and then its just good to sit back and look at things from a different perspective and put things into perspective.  So here is something that was sent to me that I thought was worth sharing.

The poster boy. This is who I have been for most of my life with respect to the issues I’m about to address. Most humans are really just sleep walking through their lives. Society tells us that if we have this car, we are somehow better than another, that if we live in this type of home we are somehow better than another. If we have this type of clothes, again, we are somehow better. But the real story is that the woman or man is doing all this to be liked. I just bought this car. Do you like me now? I just bought this house. Do you like me now? I just bought this Hugo Boss suit, this outfit. Do you like me now? If we really think about it, we just want to be liked.

 

From the executive to the janitor we just want to be liked. We are all struggling! It makes one ask questions of who they like and why they like them. It should be the person inside. That something about them. It’s not what their assets are, rather their asset is who they are.

 

Each of us, every person, has a wonderful story in them. Truly. We are all children of God. At times we just need to stop, reflect, and perhaps quit running from ourselves. It’s interesting so many people are trying to find God. Many get involved in a religion only to jump to another. In a lot of cases they are not looking for God at all. Many are joining nothing dis-similar than a gym or a club per say. They just want to be around people that perhaps have a similar interest. Or mostly just to feel like they belong.

 

Most of our lives it is just that. We just want to belong! To be liked, needed, or be loved! We just need to be truly honest with ourselves and question our purpose in each thing we do. That God is in each of us, not something to go searching for, but searching within us. And in that lies the answer. Each of us holds a beautiful story only to be told. We are all capable of the most beautiful things.

 

The mind is a very powerful organ. Albert Einstein stated that we only use 10% of the brain. I was a young child when I read that. I thought it was a typo or just me dealing with my learning disorder. But I never forgot it and now years later, I understand. Most people don’t want to think.

 

Thomas Edison wrote: “Five percent of the people think, 10 percent of the people think they think, and the other 85 percent would rather die than think.”

 

We are conditioned in ways from media/society not to think. We are banged and banged over the head from ads and media to be this and that and not to think. Mother Teresa once said: “One of the greatest diseases is to be nobody to anybody.”

 

We need to stop and take ownership of our lives. To realize and accept that happiness isn’t in possessions. In us lies the happiness. When we realize this one has another type of life. A calm, a peace, a joy. A life that we never thought was possible.

How To Deal With Tough Times

This post really has nothing to do with Santa Maria real estate but I thought it was just a article that was sent to me and worth sharing. The country is still suffering economic hardships and has yet to recover with millions more to lose their homes.  With all the hardships that seem to be going and with the tragedy in Japan it can all be overwhelming.  Hopefully this can make what ever hardships that you may be going through just a little bit lighter and give you some renewed sense of faith and encouragement to keep pushing forward.

THE BRICK

How many times have you asked yourself, ‘why is this happening to me?’ or ‘why is God punishing me?’ Whatever word you give to your problem and choose to search on the net for an answer or explanation, you will find thousands of places that claim to be able to free you from all of your tribulations.

You name it, there is a book, a site, and a ‘guide’ over there that will give the answers you desperately need. Some of them are sincere, and are honestly done to inspire hope and to support you in achieving a positive life and self-esteem. What they all have in common is that ‘you hold the answer to all your questions, and the solution to all of your troubles.’

Maybe you don’t even believe in God but nevertheless when something bad hits you over the head you question ‘who, or what, is the power that threw me that punch?’ Have you ever thought about first asking yourself the answer to that thorny question? Remember that little voice that is constantly nudging you? Well, that voice can be your best friend and advisor, or your worst enemy. If you believe in God or a force that connect and guides our dimensions you will pray and try to find comfort in your beliefs. If not, the road will be long, wide and hard. As one of these believers I pass to you this simple advice, if God brings you to it, He will bring you through it.

What I call spirituality is not going to church every Sunday or joining any mystic group. Spirituality is being responsible for all of your thoughts and actions. The forces of the universe will take care to coordinate these thoughts and actions and transform your life and the world. As opposed to advising you on how to live your life, I will entertain you with this short story I heard a long time ago. Especially now at this difficult period of global uncertainty, when we are exposed to so much suffering, misunderstanding and pain, it has an even more poignant feel.

A young and successful executive was traveling down a neighborhood street, going a bit too fast in his new Jaguar. He was watching for kids darting out from between parked cars and slowed down when he thought he saw something. As his car passed, no children appeared but instead, a brick smashed into the Jag’s side door! He slammed on the brakes and backed the Jag back to the spot where the brick had been thrown.

The angry driver then jumped out of the car, grabbed the kid he saw standing by and pushed him up against a parked car shouting, ‘What was that all about and who are you? Just what the heck are you doing? That’s a new car and that brick you threw is going to cost a lot of money. Why did you do it?’

The young boy was apologetic. ‘Please, mister….please, I’m sorry but I didn’t know what else to do,’ He pleaded. ‘I threw the brick because no one else would stop…’ With tears dripping down his face and off his chin, the youth pointed to a spot just around a parked car. ‘It’s my brother, ‘ he said, “He rolled off the curb and fell out of his wheelchair and I can’t lift him up.”

Now sobbing, the boy asked the stunned executive, ‘Would you please help me get him back into his wheelchair? He’s hurt and he’s too heavy for me.’

Moved beyond words, the driver tried to swallow the rapidly swelling lump in his throat. He hurriedly lifted the handicapped boy back into the wheelchair, then took out a linen handkerchief and dabbed at the fresh scrapes and cuts. A quick look told him everything was going to be okay.

“Thank you and may God bless you,” the grateful child told the stranger. Too shook up for words, the man simply watched the boy push his wheelchair-bound brother down the sidewalk toward their home.

It was a long, slow walk back to the Jaguar. The damage was very noticeable, but the driver never bothered to repair the dented side door. He kept the dent there to remind him of this message: ‘Don’t go through life so fast that someone has to throw a brick at you to get your attention!’

God whispers in our souls and speaks to our hearts. Sometimes when we don’t have time to listen, He has to throw a brick at us. It’s our choice to listen or not. He didn’t promise days without pain, laughter without sorrow, sun without rain, but God did promise strength for the day, comfort for the tears, and light for the way.

Let this thought sink in… If God brings you to it, He will bring you through it. Have a great journey.
