How To Get Your Home Ready To Sell

If you plan on putting your home for sale and getting it ready and listed as one of the Santa Maria homes for sale on the market you need to do a few things so you can get a buyer interested in buying your home.  There are many buyers out there all trying to figure out how to buy a home and eager to buy but not all homes desirable as they can or should be so that they can get the right amount of interest for your house? Impression is the keyword, and first impression is lasting impression. You just need to get your house ready to sell by doing some preparation. Get inspected by a professional if you want to pay a little effort for maximum results, or if you don’t want to spend much money by paying professional you can do a lot of it yourself and get your house ready to sell.

Now the question is how to get a buyer impressed to give you the maximum dollar amount for your home?  Here are a few steps to think about in the steps for getting your house ready to sell to a buyer.

Beautify the exterior

The goal is to make your exterior look clean and fresh in order to impress your buyer. Just to inform you that the exterior becomes the first impression so don’t overlook this part. There are two sensory organs of a buyer you must impress. Those are their eyes and nose. Get the garden to look full of life making the outside look very welcoming and fresh here are some steps you can do:

–           cut the grass, trim the trees, flowers, and water the plants

–           Clean up the curb and the walkway path

–           Freshen up the house with a little scented potpourri.

–           Clean all of windows and doors.

–           Get rid of excess stuff and put it out of sight so its not all cluttered

–           Paint the walls if needed.

Make the inside all cosy

After your buyer gets a good impression from the outside of the house do some simple things to get the inside up to par.  Your aim is to make a buyer feel at home when they enter your home.  Here are a few steps:

–           Clean up the tile floors; scrub the bad spots.

–           Get rid of spider webs from the ceilings.

–           Wash the carpets with a fragrant soap to give it a nice smell but don’t over do it.

–           Get your furniture arranged so that its not cluttering the room.

–           Clean out the closets

–           Clean the garage, basement, and attic you might have to get a storage unit if you have to much stuff.

–           Get the windows opened and cleaned, let in the fresh air

–           If you have pets, bath them and get rid of any pet smell you may have.

–           Put some fresh fragrance in the air conditioner.

Repairing and Replacing

If you have to do some repairing and replacement then do it broken furniture, equipment, or appliances.

–           broken or missing door

–           cabinet handles

–           ceilings

–           ventilation filters

–           broken tiles in bathroom and kitchen

–           faucet

–           wallpaper

–           some furniture

Get your friends’ opinion on what they may think that you need to do the thing is you want the best and highest offers and the more people that are interested in your home the more likely that you will get an offer you are looking for.  So assume some of your friends are a buyer, and try to get some advice and honest suggestions to make your house more ready to sell. And the most important thing is your agent.  If you are working with an agent they are going to be able to tell you what you may have to do although many times you may not like what they have to say.  Just remember an agent deals with looking at homes all day long and listens to clients all day long on what they like and what they do not so they have a pulse on what most buyers are looking for.  The reality is that this is your home and you have a reason to have an emotional attachment just remember you have to let go if you want the best price for your home.

Some sellers have been biding their time for three years and now wonder if they should continue to wait or bite the bullet and sell now.

Karl Case, co-creator of the widely followed S&P/Case-Shiller Home Price index, thinks there’s a 50-50 chance that we’re at the bottom of the market and that we’ll see improvements in the months ahead.

Unemployment remains a concern. An increase in the number of new households is predicated on an increase in jobs. Even if we have seen the worst of the recession, most analysts believe the housing recovery could be rocky for years. A quick turnaround is probably not on the horizon.

The home-sale market is generally better this year than it was last year at this time. Interest rates are lower by about 1 percent. Mortgages are much more readily available. Home prices have dropped significantly, making it possible for buyers to afford to buy a long-term home.

An increasing number of fence-sitters have turned into motivated buyers. However, they are focused on value, condition and location; they aren’t overpaying, as they did in 2006. It’s still a buyer’s market and could remain so for some time to come.

Sellers who purchased within the last five years might need to sell for less than they paid. One couple bought a home in Crocker Highlands, a coveted Oakland, Calif., neighborhood. They paid just over $1.1 million in 2005 and made improvements to the property. They sold in 2009, after investing more to prepare the property for sale. They received multiple offers, over the list price. The home sold for $905,000.

These sellers weren’t happy about the loss. But, their goal was to own only one home. They bought a retirement home near Sacramento and were spending most of their time there. Holding onto the Oakland home was a financial drain, particularly since they were there only part time. They couldn’t rent the property out for enough to cover the ownership costs.

Another homeowner realized before the recent economic downturn that she couldn’t afford to continue to make hefty mortgage payments due to a drop in her income. Emotionally attached to her home that she’d improved over time, she decided not to sell then, which would have resulted in a profit. Instead, she rented the property for a few years and moved in with a friend to lower her overhead. Although the rent reduced her monthly debt load, it didn’t cover the carrying costs.

soldWhen she finally sold in January 2010, prices had dropped to a point that the property sold for less than the amounts of the mortgages secured against the property. To get lender approval on a short sale, the seller had to contribute cash at closing. Clearly, she would have been better off financially if she had sold years earlier.

HOUSE HUNTING TIP: Deciding whether to sell now and take advantage of an improved home-sale market or wait for a better time is complicated. First, you need to know the approximate selling price of your home in this market. How much work needs to be done to get the property ready to sell? Does the house have any defects or deferred maintenance that will impact the sale price or make the property harder to sell? If so, this would negatively impact the price. This information can be obtained through your real estate agent.

THE CLOSING: Low inventories of good homes in some niche market gives sellers an edge. Even so, you’ll be successful in today’s market only if you are realistic about the current market value of your home.

What To Do To Get Your Home Ready To Sell

Getting your home ready to sell whether you are in the Santa Maria real estate market or just time trying to get out of the mortgage home loan that you currently have.

First thing you have to remember is first impression is lasting impression.  This is a tough economy and the real estate market is still recovering so if you happen to want to or need to sell your home you need to put your best foot forward in order to make that happen.  For the most part you are not going to get a second chance to make a good first impression and buyers are not a very forgiving group.  So let’s go over what you are going to have to do to get your home ready to sell.


Curb appeal.

Your yard make sure the is grass green and mowed walking up to your home or pulling up to a home with dead grass or a jungle growing is a big turn off for anyone.  A buyer will already have a mental picture of what is inside before even going inside.  He will develop a mind set without even going inside and you don’t want that.  So make sure the yard is trim and green and weed free if you can during spring plant some flowers and make the yard look pretty.  All simple and not expensive yet effective.

Front Door

Make sure the porch area is clean polish any brass the door has and if needs painting, well then paint it.  And make sure the door does not stick when opening or some lousy squeaking noise.

Living Room

The living room is going to be the first thing someone will see as they go into your home.  This is also where you have to make some adjustments.  You have to remember that you have to create an image that buyers can see themselves in your home.  So in order to make that possible get rid of clutter that you may have.  If you have kids this is where picking up the toys is a big deal.  If you have a bunch of little pictures start your packing and just box them up, try to have minimal personal pictures and try to find some large prints instead.  If you have lots of knick knacks start boxing those also for your move too much clutter just prevents the buyer to visualize and you want them to visualize.  If you have too much furniture , well start packing that too you want the living room to flow and make it easy move around with out having to navigate around carefully.

Kitchen…Kitchen,, important,,,important…-

If there is any part of the house that makes or breaks any deal its going to be your kitchen.  If the kitchen is just nasty with dirty dishes, buyers will just walk in and out without even really looking and that is something you want to avoid.  You want that kitchen looking good even with old appliances you can still sell the kitchen.  The theme is and has been get rid of clutter.  No one is buying your Ronco appliances not sold in any store so pack them up also.  You want to sell counter space get rid of the clutter taking up the space. In the cabinets make everything like it has its place and there is plenty of room for it not all crowded and shoved in.  It will only make it look like the kitchen is too small.  Work with what you got and make it look nice, clean and polished NO DIRTY DISHES!!!!!!!!!!!!!!!!!!!

Master Bedroom and the Bath.

What you want to have is hotel get away look here, nice and clean and impersonal if you have all your stuff in there how can someone visual their stuff??   The theme throughout all these tips is clean and organized.  You don’t necessarily have to all the new stuff and the best of anything as long as your home is clutter free easy to move around with ability for buyers to see themselves your home.  So the bathroom get rid of stuff, you bedroom should be like a hotel so get rid of all those little picture frames and start packing.  It should be just like when you check into a hotel clean and clutter free and impersonal so if you are going to use any décor just have a few prints.  You want as minimal mental visual distractions as possible for anyone that is looking at possibly buying your home to have.  The closet I know women love clothes and shoes so if your closet is bursting with at the seams with shoes and clothes ,,,I think you know ,,, start packing.  Your closet needs to look like it is big enough and having clothes and shoes smashed in there is not going to help you sell the house.

These are easy fixes and if you are planning to sell the home then packing some things to make it clutter free is just one less thing you will have to do when you move.  Cleaning it up just makes it easy for someone to fall in love with your home.  Some things you can do yourself others you might want to higher a professional to do like cleaning the carpets or power washing the driveway.    Make your home look like a model home and you will have more success and in getting a good offer. 😉

Tips To Selling Your Home

First thing is first we have to come to terms with is that this is a whole new world and things are not the same as they were a few years ago not only for the Santa Maria real estate market in getting mortgage home loans but everywhere.  Homes are not going up 10k every month after month.  That was just crazy and if you had your home in Santa Maria for sale lets say two or three years ago and lets say you took your home off the market because you were not very happy with the offers.  Well you are really not going to be happy now ,,, so you are going to have to go in with the right mind set and you need every single bit of advantage to sell your home or anywhere really lets face it the economy is still recovering and things are not what they use to be, and there is lots of talk about a double dip recession…. and I sure hope not.

The biggest problem that homeowners have is pricing their home to what the market is willing to bear.  I know its your home and maybe you put new tile flooring or carpet okay but its not going to give you an extra 20k in value of what the market wants to sell.  Now I am not saying that you list your home and low ball but you do have to be reasonable and take the emotion out of that, and that this is your home and that 3 or 4 years ago someone once offered you 100k plus what some agent told you its worth, in today’s market.
